PROPOSED RESTAURANT AT 223 PAVONIA AVE.

There is a proposed restaurant for 223 Pavonia Ave. across from Cordero School. The restaurant owners would be leasing the space with a 15 yr lease. They are asking the Jersey City Zoning Board to change the zoning to allow for a restaurant there. In addition, they would need to find a creative way to get a liquor license because they have to overcome a law barring alcohol serving establishments within a certain distance of each other. One way to get this would be to extend the Newark Ave. Restaurant Overlay. More details on what the overlay is can be found here.
This will potentially go before the zoning board Feb 26. The proposed plans can be seen here. The developer presented to the Hamilton Park Neighborhood Association which will be reaching out to its members via a survey or vote on whether or not to support this project.

The planning board passed a "site plan" change to the LeFrak 10th Street Embankment Buidings lowering the parking ratio.

The redevelopment plan for 9th & Marin called Block 10102 passed with a vote of 7-1. Councilman Yun voted against it and Councilwoman Osbourne was absent. 20 people spoke on the topic with 18 asking for lower height and density and 2 supporting it.
Councilwoman Osbourne's 2nd survey results were said to carry more weight than the people that had waited over 2 hours to speak at the meeting. The survey sent to the neighborhood said there would be .7 parking spots per unit and a donation to the HPNA however the plan that passed last night was for .5 parking spots per unit. In addition, the donation is a verbal promise with nothing in writing.

The proposed 190 ft tall, 400 unit building passed the 1st reading at the City Council meeting tonight.

What's the difference between the 1st survey and the 2nd survey? A donation of $250,000 to the HPNA. The HPNA hasn't had a member vote on the issue and no one knows if they will be taking one.
The parking has increased from .4 to .7 however the height is still 190 ft with 400 units.
Councilwoman Osborne says the results were "mixed" from the 1st survey. The survey was 50% not supporting the project, 38% supporting it and 12% undecided.
